Closing day brings a lot of paperwork together. Taking a few steps before your appointment gives you time to catch a question or correction before everyone is at the table.
Before the appointment
Confirm the time, location, and signing method with your closing contact. Ask what identification is required, whether everyone who needs to sign will be present, and how the final amount due at closing should be paid. Payment methods and document requirements can vary by transaction.
For most covered mortgage loans, your lender must provide a Closing Disclosure at least three business days before closing. Compare it with your most recent Loan Estimate. Look closely at the loan amount, interest rate, monthly payment, cash to close, and fees. If something is unfamiliar or has changed, ask your lender and settlement team for an explanation before signing.
What to bring
Bring the identification your closing team requested, a copy of your Closing Disclosure, and your confirmed form of payment or proof of transfer. Bring any other documents your lender or settlement team specifically requested. Keep the phone number of a trusted closing contact handy so you can verify a last minute question through a number you already know.
At the table
Take time to read your documents. Check that your name and property information are correct. Make sure the payment terms match your expectations and ask who to contact after closing if a question comes up. If something does not make sense, pause and ask. You should understand the documents you are signing.
After closing
Save the complete set of signed documents where you can find it later. Review your first payment instructions from the loan servicer, and keep an eye out for follow up notices about insurance, taxes, and servicing. Your closing team can explain which recorded documents or title policies will arrive later and whom to contact with questions.
