Every transaction is a little different, but most follow the same path.
Your file is opened
Once we receive the executed agreement of sale, we open your file, order the title search, and introduce you to the person handling your closing.
Title is searched and examined
We review the public record for ownership, open mortgages, liens, judgments, unpaid taxes, easements, and other matters that could affect title.
A title commitment is issued
This document lists what was found and what must be resolved before title can be insured. Your agent and lender receive a copy.
Requirements are cleared
We order payoff statements, resolve old liens, obtain needed documents, coordinate with HOAs and municipalities, and confirm outstanding issues.
Figures are prepared
We work with your lender and agent to prepare the settlement statement and confirm the amount you will need to bring or receive.
You sign
You will sign the deed or mortgage documents, settlement statement, and any lender paperwork. Bring valid, unexpired photo identification.
Funds are disbursed
Once everything is signed and funded, we pay off existing loans, pay taxes and commissions, and release seller proceeds.
Documents are recorded
The deed and mortgage are recorded with the county. Your final title policy follows, and the file is yours to keep.
